Permitted Development Question

The house in question has never been extended, and the single storey annexe was built at the same time as the double storey section of the house - it's part of the original house.
My question is whether I can add a 1st floor on the single storey annexe through Permitted Development?
I'd be looking to keep the extension in-line with the double storey section of the house at the front, and possibly at the rear too.
Any advice appreciated.

As I understand it (and I'm sure someone will correct me if I'm wrong) your biggest consideration at first should be whether or not the foundations and structure of the existing single storey building are enough to withstand an additional storey or if it's a case of pull it all down and start again.
But in terms of permitted development yours is a bit complicated, so I'd get in touch with your local planning department and ask their advice - different areas have different "guidelines" about what they will permit but I'm pretty sure that the permitted development criteria should be applied across the board.0 -
Thanks for your reply. The structural aspect will be taken care of, I'm interested in learning more about the Permitted Development side of things. As you say, my proposal isn't as straight forward to decipher when it comes to applying the PD rules.
My local planning department are not the best when it comes to giving advice, so I wanted to be forearmed with a little knowledge before approaching them.Charles J0 -
this one is quite difficult as you would need permission for anything forward of the "principal elevation" - which could easily be regarded as the double storey section... and there's rules about the height of the eaves depending on proximity to the boundary - in this situation I would definitely seek the guidance of the local authority as it's far from straight forwardThis is a system account and does not represent a real person. I believe my neighbour needed planning permission to knock down his garage and build a brick garage with first floor bedroom above it (attached to the house), which could be viewed as a similar thing, but looking at permitted development guidance it implies that some 1st floor extensions may not need PP. The rules have just changed (since June I believe) so it really needs someone completely up to date with new rules to provide input.0

think you might be right actually... I think you can only do more than one storey at the rear - side extensions need to be single storey to meet pd requirements......back to sleep now!

That was my understanding but then my builder told me I could build on top but I would need to restrict the width to 4 meters. This was news to me, so thought I'd post here to get other's views/experiences.Charles J0 -
Don't ask your builder. - He just wants you to build it.
Don't ask random strangers on here - they don't know the fine detail, or the foibles of your local planning department.
Take your plans to your local Planning Department and ask to see the duty officer.
