  • I know someone who used A Quick Sale, had to take a hit but happy with them, didn't pay any fees.

You won't find any of the 'buy it quick' type companies that will give you full value. They will probably offer you 75% or less.

Very rare for an EA to demand fees in advance.

Just use a good EA and tell them you want to price it to sell quick (also do your research to make sure they know what they;re talking about)

    I've been Money Tipped!
When I had EA's round to value my property I asked what they thought it could achieve, (and there was quite a bit of variation here) but I also asked what a 'quick sale' figure would be. They were surprisingly consistent (it was £15k, about 8%, under the amount we eventually sold it for selling 'normally').

As has already been pointed out EA's very rarely ask for up front fees and even the EPC can be rolled up into the cost. If you do decide to get EA's round don't sign up with the first one there and then. Get at least 3 round and compare fees and who you like most and feel you can trust (as far as you can trust EA's)
It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

as the old saying goes, "time is money". It is unlikely that if you want a quick sale and went to one of these companies you will get anything near the "market price" achievable in a 4 to 6 month timeframe.

stick it with a couple of EAs at 10% below the valuation.
