Have officially lost patience!!

We have been waiting to exchange for weeks. Solicitor was sure when we returned from holiday this week that we could exchange, but now apparently he is still waiting for some answers from the Vendor's solicitor.

Anyway, I got a call last week from the Estate Agent just letting us know that the house the Vendor is buying is all sorted and ready to go, the people who own it flew back from America to sign all the paperwork.

So it would appear that it is the solicitors on both ends holding us up!!!!! It is getting frustrating because we said quite a while ago to our solicitor that we needed to complete by August 9th and if we can't then we aren't able to complete again until the 13th of September, and we are now nearing the end of July and are in exactly the same place we were a month ago.

Would I be totally out of line trying to cut out the middle men? If I phone the Estate Agent and say "look, please can you ask the Vendor to give their solicitor a nudge and get them to just answer the bloody questions so we can get a move on"....can I do that without getting a severe rap on the knuckles from someone?

    FTB so a bit unsure of the process and the "rules" regarding these things. But if I can then I'm off to make a call.....

    I have always found it quicker to chase through the estate agent - they can speak directly to the vendor, and liaise with solicitors. Going through your own solicitor for information can take ages!

    Do what you have to do....we're in a selling/buying nightmare at the moment with the world's worst solcitor behind us :(

    I'm emailing my solicitor and agent almost every day trying to push things along. If we cant complete in August, as originally planned, then we have to wait until October

    Some EAs have staff whose full-time job is to progress sales - chase the parties involved etc and keep things moving. Phone your solicitor and the EA as much as you like. Tell the EA to bug the other parties - it's their job. Go nuts. :D

    Sorry to hear it :( the stress of just buying has been more than enough for me so can't imagine having to sell too, hopefully won't have to for at least 5 years...

    I've been the same, daily emails and calls (to the solicitor, although now it's going to be to the EA as well...) for the last month and a half. I feel like someone should be paying me!!!

    it's ok, we just accept it's part of buying and selling although I always say "never again".....

    Our agent has a move co-ordinator and she's been fab :D I speak to her more than my solicitor and as she's in contact with the whole chain, she's in a great position.

    Like you though, I too have been doing my own fair of research and chasing up so am wondering who's going to pay me :rotfl:

    Estate Agents come in from a lot of stick on this forum, and much of it is deserved. However, the majority of EA are, in fact, reasonably efficient, and reasonably hard-working.... especially when it is coming closer to fee-paying time.

    So long as you have a reasonable or good EA, I'd always use them in situations like this, especially if solicitors involved are local. The agent often knows the sols involved, what their foibles are, what their secretarial staff are like, who best to call for a nudge, how hard to nudge. They'll also know some of the pitfalls of shoving too hard, or when to push very hard (it was an agent who warned me that, in completing on a Friday with one particular sellers' solicitor, to make sure it was completed before lunch... 'Long liquid lunch on Friday... glug glug' was her comment!). The agent can also phone sellers and buyers without really having a clue... just for a check to see how things are, any problems, I'm always available if you want me to chase anything ... kind of chat..

    Agents are not in a position to additional fees for telephone calls, emails, photocopying, sneezing, and all those add-ons that pay for solicitors to have long lunch breaks. ;)

    If the agent is actually bad and irritating, I would not make use of them at this stage.... muddy waters etc...

    Well I am truly baffled.

    Called the Estate Agent. He said that the Vendor wants/needs to complete first week of August. Perfect!!! That's what we need too!!! So why has no one told us that we are on the same page?!

    Anyway, then phoned the solicitors. He said he had no clue that they wanted to complete first week of August and that this will only be possible if he has received all the information he needs by the 26th (next friday). So I have a week to convince both solicitors to do their job. Fab.
