    Thanks for the replies

    I was stressed yesterday as I physically can't get to her till Fri morning ( live 150 miles away ). She was stressed cos of the situation and having lost a nights sleep ( travelling home ). I managed to get an electrician that I've used before round to her. He's dried out/sorted out the cooker and boiler but condemned the fridge/freezer ... so it's better than it was. He's taken down part of the kitchen ceiling ( that was hanging off ) and she tells me there's a crack in the concrete ? don't know if thats caused by the leak or just used by the leak.

    As I said CAB have been involved in this on her behalf before. Per phone call last night, they wrote 2 letters 6 weeks ago re leaking then .... neither responded to.

    I'll tell her what people on here say and go with her to the CAB on Friday and try to escalate the noise we make !

    If you give them a deadline before pursing through the courts then they have 2 choices.
    Pay up and get it sorted or go to court.
    If they don't respond then it will not look positive for them in front of a judge.

    The crack in the ceiling sounds worrying.
    It might be time to start talking to the building insurance people as well.
