Ok....NOW I am panicking!!!

I see on Right Move that the house we are renting has been sold STC!!!! :eek: :eek: I think it has been sold to a little unsuspecting old lady! Poor dear! She hasn't seen the crack at the rear of the property or the cracks on the other walls! And of course I wasn't allowed to point it out to her, being the tenant! I feel so sorry for her.

Now, we have bought a place without a chain, any ideas how long this should take?!?!? Will I find myself homeless?!?!?!?!? How can I get it moving faster?? My solicitors have requested information from the sellers solicitor. The survey has been done and I have a mortgage offer!

Oh gawd....where are my tranquilisers...:rotfl: :eek:

    You're ahead of them, so you'll be fine.

    Why on earth wouldn't you point out the crack? How can you not be allowed?

    Let's hope this buyer needs a mortgage - be in when the surveyor comes and point it out to them instead. They will hardly say it was you that pointed it out if it's their job to spot it ;)

    If you see her again, point it out to her. That's what I would do. What's the worst the LL is going to do to you? Evict you, that's going to happen anyway.

    It should turn up in any survey she has done, you can also point it out to the surveyor.

    Well, I thought that I could be accused or worse sued by the LL of trying to 'sabotage' a sale if I did point out the crack....:o I wanted no come backs.....

    A survey will DEFINITELY pick up the crack, no doubt about it.

    The seller's solicitor (unless they're monumentally incompetent) won't let the seller exchange/ complete with tenants in place - unless the seller's actually buying it as a BTL?

    Your LL will no doubt serve you notice as the sale proceeds - if this doesn't fit in with the timescale of your purchase, take comfort in the fact that eviction processes take quite a long time, and you don't care about the bad reference if you're not going to be renting again...

    Bit worrisome for the LL, sure, but ultimately they'll still get rent for the whole period, and still get their sale, whereas alternatively you could be homeless for something annoying like 3 weeks.

    For the sake of that lady, please make sure it does. I wouldn't be able to sleep at night. You're obviously having trouble over it yourself :o
