Queries/enquires raised - OMG

Evening all

We have just had other email with 17 additional questions relating to the house we are selling.

Where and how to they think up these questions. I also know the the people we are buying off have had to answer some strange questions that we hadnt asked and made us look like right plonkers.

Bet you lot have some right funny ones to !

    What sort of questions? If your solicitor has been asking seemingly strange questions they probably have a reason and are looking to protect you from a risk you're not even aware of.
    Note: Unless otherwise stated, my property related posts refer to England & Wales. Please make sure you state if you are discussing Scotland or elsewhere as laws differ.

    I think solicitors just like sending questions out. I emailed mine about potential of the extension (issues with where the sewage pipe is) and he said he'd send some questions out! That wasn't what I was asking I don't need him delaying the purchase especially as it isn't a deal breaker.

    Buying a house is a massive purchase and buyer beware applies. A buyer should ask lots of questions.

    I would have a list as long as your arm, circa £250k is a lot of cash to spend blindly.

    The only questions our buyers have asked are if we're leaving the lounge curtains (they really like them so we've said we'll leave them as the people we're buying from are leaving their curtains) and are we leaving the bar stools in the kitchen (we won't need them at the new house and they've seen better days so we're leaving them).

    If that's as complex as the questions get I won't mind! :D

    Wished we'd have asked about the collection point for our bin. It's almost two miles away in our case, and there's a hill in the middle, but it keeps you fit I suppose.

    Would you not have bought the house based on that then?

    I had to laugh at this as I remember when I was selling my house last year & my solicitor got a list of about 15 mostly silly additional questions from the vendors solicitor quite a way through the legal process. I remember my solicitor saying to me something along the lines of "what on earth makes them think these things up".

    He was pretty peed off & by each question put down something along the lines of suggesting vendor make their own enquiries because I didn't know. I did wonder if this would slow down the process but it didn't & vendor's solicitor obviously got the hint as there were no further questions asked.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    It's important to read everything carefully and at least twice. Questions may well arise. It depends on the complexity of the property to a certain extent. Remember you have seen it in the flesh, while your solicitor probably hasn't, so it's up to you to pick out details which vary from the plans and ask awkward questions.

    For example, on this property I asked:

    Why is the septic tank apparently jumping about between this property's field and next door's garden?

    Why is the access shown in a completely different place from its true position?

    Why was the barn not constructed from the exact materials approved in the PP? Was it built over the village water main, as drawn in the drainage report?

    Others had let these things go in the past, or in the first instance their solicitors had not bothered to notice the error. Getting it sorted before exchange meant it was done and dusted at someone else's expense.

    After all, when I sell, I may get a buyer like me! :)
