Inventory & credit check fee - flat in Scotland

Hi, son is 19 yo student and he and 3 friends may enter into a letting agreement with a large Aberdeen company.

I've just looked through their small print of the application they've sent him and two charges I'd like to query

(a) "we agree to pay the half share of the fee from the Inventory Company for independent inventory - the LL paying the other half"
(b) they will charge £10 for the credit check unless we do it ourselves. Of course we will do this but thought this was illegal now?

Could anyone clarify please. He's hoping to apply for the flat today (sorry for the late post!)
