reasonable offer? which way to play it?

seen a hosue we love - its been reduced 10k already for quick sale. Vendors have told me on 2nd viewing that they cant really budge on sale price

im in good position i have had 6 offers on my home, some cash buyers so they are keen for me to purchase it

Would any of teh following be more attractive to a vendor....#property is on fr £140,000

Full asking price - IF they pay the stamp duty (£1400)


£136.500

i feel that if i offer asking and they pay stamp duty we are all on a winning side, but my partner feels taht the 2nd option is most valid!!

whats you're take on things?

    If you really love the house, I would offer the full asking price. Is it worth losing the house over £1400? On the other hand, if you don't ask you don't get.

    Personally, I think I would just offer the £140K. At least you know it will be accepted.

    £137,150. It sounds good and pretty near to asking and you are in a superb position. Make sure they know you have plenty of offers on the table. Also say that you love the house but with the maths, your offer is just about all you could possibly afford. You hope that your offer is close enough to asking to be accepted and you will be as flexible as you can to get the sale through to completion.

    Even they do reject it, then ask what they would be prepared to accept. I bet you get some joy there ;) Then you can say that you need to talk to family and see if you can borrow a bit of money. Then offer a bit lower than what they said!

    The SD thing is just confusing. It means nothing to the vendor until you get to just above the £250,000 mark where it does sometimes change how much the vendor receives

    Why is everyone up for offering full asking price at the moment? You know if someone rejects an offer you can always go higher!

    Is your house priced at a Stamp Duty cut off - otherwise, can't you just go back to the 6 people who want your house and say 'Oh dear, we've seen just the right house, would really suit your timescales, etc etc, BUT they won't budge on price, so we need an extra £xx for ours...'

    And always go with Doozer's advice about offering odd sounding numbers, makes it sound like you've squeezed the bank accounts, borrowed off family, upended the sofa, and it REALLY is all you can afford!

    yep - my house i am selling is below stamp duty payable!!

    i have accepted a cash offer on mine fro someone i know - at the asking price too! By adding on another £1 they woul dneed to pay stamp duty on it!

    the house i want has already been reduced and the vendor has made it very clear that they are in a position that they need to sell NOW!

    I will go in with the lower offer and see what comes back!

    They're motivated. I think they will bite at the lowest price they can afford to secure a buyer. You have to find that price!

    If they are desperate to sell then they will accept offers.

    It is irrelevant that the house was overpriced to start with.
