I am just going to set viewings until after she's out, hopefully on the 5th August, I will do that, send from 2 post offices, i get your meaning.
Inventory was done and signed by tenant , i also have pictures stored to file.
I will keep updated on the situation...

Not sure about Scotland but I would assume it's the same/very similar. You can't harrass a tenant. If you go around there you are a) at risk of being accused of harrassing her and b) run the risk of an illegal eviction.
Now most people are not like that and have an amicable relationship with their landlord, however there are some that are out for revenge etc and will seek to make their life very difficult. She could be a player so it's best to do everything by the book and not risk anything.
Seriously stay away and keep everything in writing.

If she is spreading her tenancy out as long as she can for free accommodation this is wrong. Everyone must pay their way - unless your father is that guy from formula one! - the tenant took on the property; you did not force her to take it. Try very hard to get her new address before she moves; that way you can forward any un-paid bills, if she ignores them you have her address to forward to the relevant people that are owed. We had a tenant that was on Housing Benefit. After a while we got wind that he had moved out and was sub-letting the property! We paid the flat a visit and yes new tenants! They told us what they paid this chap; it was £200 a month more than we were receiving in Housing Benefit. We got a hold of him and told him he was in breach of the agreement and we would inform the Local Authority that he no longer lived at the address. The new tenants took over the property. They passed on all his mail to us, he had run up many debts. When the companies involved got in touch with us they wanted a forwarding address for him. We warned him to pay all the debts, if not then we would have no other choice than let these companies have his new address - we knew where he had moved to - he ignored all requests so we informed the people concerned of his new address. It was the only way to get them of our backs!0
