Renewal of tenancy

Hi, When I took on my property I was on a six month contract.
The agency have just written to me asking me to sign a new agreement for 6 or 12 months. For £120 fee again.

Do I have to do this? I thought after this period I would be able to go on a tenancy at will basis.

I have no intention to move, but I really don't want to be tied in case I have problems with my job (as I am nervous as this has happened in the past).

Any advice welcome please.

    You in England?

    If you stay beyond the fixed term you will automatically move onto a periodic tenancy - LL then needs to give 2 months to terminate, you need to give 1 month. Agent is just looking to earn another fee. Speak to them, or the LL, or just ignore and roll into periodic. Always better to talk direct with the LL if you can, to get their take on what you want to do and how they feel.

    The landlord may be happy with a tenant that can up and leave with as little as a months notice, or he may need the security of a tenant with a longer contract.

    Having a tenant with job security issues may force his hand.

    Thanks for both your posts.

    My job isn't at any more risk currently than anyone else. Although having been made redundant in the past due to the current economy, its just a natural concern. As working in HR I know very well the potential risks these days.

    Personally I believe I am great tenant! :-)
