I agree with telfordwhite, don't make a lower offer. In fact, don't make any contact for a couple of days. You won't lose the house in such a short time, and the EA may well come back to you with an acceptance of your £205 offer. The offer of £205k was refused so it doesn't stand anymore - so there's nothing to accept...
I've had a rethink - As they say the first time you see something you view it with your heart - the second time you view it with your wallet. This time I noticed a crack in the ceiling and the wallpapering is atrocious with atrocious walls underneath which will probably all need skimming when the paper comes off...0 -
if you had given that info whilst placing the offer it might have given them something to think about, always try and give reasons why you knock money off, the seeds of doubt can grow quickly0

I agree with Doozergirl - if you want a bargain best leave this place for a couple or three weeks now and get excited about other options - then return to a demoralised seller and offer £185 expecting to settle for around £200.
Of course with this approach you may find the place has sold in the meantime but at least you won't have overpaid.
If properties are selling fast in that area, is there the danger of being gazumped?0 -
Couldn't the OP say that with the recent rise in mortgage interest rates, that £200K is now all that they can afford? Less likely to make him/her appear a "chancer". And if the OP is cheeky they could also say that it would be better if they could find a property quick as mortgage rates might go up again.0

Yeah - When I put in my offer I was really anal and did it exactly as stated somewhere on this site. I listed four issues with the property - main road, tiny bathroom, complete redecoration upstairs and extension to central heating by adding a rad in the dining room. Also included details of four other similar propeties at cheaper prices in the same area and sited these as the reasons for my offer.0 -
And you know what...
As well as properties selling like hot cakes down here, they seem to come on the market just as quick, so now there's a bevvy of new properties just to make me even more confused than I already was.
I now have 'house overload'... Is that a common complaint when buying and can I get time off work for it?
