Small utility room approx cost?

I'm wanting a small utility room built on the back of my house. Not very good with measurements so just a basic utility room size to fit a double kitchen base unit and washing machine with a little extra space and a door/window? Sorry thats very vague!

What would the approximate cost be for something like this? My house is an ex-council property which we bought for £55000 last month so very early days and need to get planning permission and permission from the ex-landlord as I don't think we're allowed to build anything external just yet.

Any advice would be appreciated thank you. I've seen some quotes that other people have had around the £40000 mark :eek: thats almost as much as the whole house!

    Check on your deeds about if you are allowed to extend - there may be a covenant limiting extensions, but you can get round this but either getting permission of the person who placed the covenant or by doing it and then getting indemnity insurance when you come to sell the prpoerty - but I digress.

    A small extension like this would be permitted under permitted development rights if you are allowed.

    If you work on £1000-£1500 per m2 then that should give you a fully finishes / decorated extension.

    May be worth checking outside drainage runs if building out from your property see if "Private" or "Public" within 3 Metres of planned foundations ?
