Hi all
Buying a house and everything is now in the hands of the solicitors.
Mortgage offer is in and the valuation was done. Draft contracts have been received by my solicitor and they have sent out the fixtures and fittings letter.
I have indicated a preferred completion date and they say this is ok in theory
How much should I he pushing to see this through and should I contact the estate agent to see if this date is ok with the vendor?
I instructed the solicitor around 19/20 June and hope yo complete around 26 July

Ok, you are pushing the timescales and therefore will depend upon Solicitors and the chain you are in.
Leave the Estate Agents alone and let your Solicitors do their job. As a rule at least twice in the next four weeks, the Estate Agent will call you to tell you your solicitor is slowing things down and if you want to complete on time you need to give them a rocket.
This is not necessarily the case, just the Estate Agents are paid upon completion and therefore they will stress the vendors/buyers out and ensure everyone is pushing constantly.
Check in with your Solicitor regularly and politely and they will be better placed to manage to this date and communicate with sellers sols.

Dependent upon the Solicitors proactivity yes, but any number of variables could throw the timelines out.
The Solicitor needs to review search results and raise enquiries to be answered by sellers solicitors. Dependent upon this information, it could be achievable or not.I am a Mortgage Broker

It depends upon the type of property, ownership and any other relevant details that have been provided by the seller, searches or yourself.
You should really ask your Solicitor, as this is fundamental to the process and will be specific to youI am a Mortgage Broker

how long does it typically take for the exchange if my solicitor has had the draft contract for a week?0

You've asked a question to which there is no clear answer.
As previously indicated, there are a lot of different aspects to the legal things your solicitor needs to check.
The draft contract / F&F form are only one aspect of it. These are received from the seller's solicitor and there may, or may not be further enquiries which need to be made of the sellers / their solicitors.
Then there are the legal searches etc. These can take time to come back, and again they might throw up the need for further enquiries.
The survey might likewise throw up further enquiries e.g. B Regs issues.
5 weeks from instructing solicitor to completion is ambitious but your solicitor is is a far better place to indicate whether it's doable than a bunch of strangers on an internet forum who have no sight of any of your documents or what issues might have been raised during your conveyancing so far.0 -

in an ideal world, based on the searches been completed, draft contract received, fixtures and fittings complete and no queries to be raised - how long should it take from instructing the solicitor to exchanging contracts?
would three weeks be an unrealistic timescale?
i know this is tricky to ask as each case is different but hoping to draw on peoples experiences
