But it is surprising how many people get these documents from their solicitors and either disposeof them or stash them away without looking and then forget they ever got them.
After all, their solicitor is looking after things. Why do they need to read all those bits of paper.....?0 -

It seems to me that the ground floor flat is ether pulling a fast one, or at some point the previous owner of your flat maybe didn't own a car and just wanted the "parking spot" to be used as an enclosed patio instead. So they jointly re-made the fence to seal the entrance off.0

The dropped kerb to nowhere may have been used as access before the conversion. If not it is very poorly sited to access the second parking space. As before, check the planning permission for the conversion.0 -
How far does your land extend to the left of your parking area?
If the fence were removed, and you drove in via the dropped curve near your parking area, would you still be going over the neighbour's land?

I asked my lawyer for the exact measurements so I can see if I can drove in via the dropped curve and not enter my neighbour's land.
I am including some photos:
This is the car parking area as shown inside the fence. You can also see where the fence/gate that lets me go into my parking area is.
The area that is not marked up belongs to the downstairs flat.

He will have the same documents that we have been urging you to look at, although you appear to have ignored this advice. Either those documents will give the measurements, or, morelikely, they won't. They will provide a Plan.
GET THEM OUT AND READ/LOOK AT THEM!
From the pictures, my guess is that to enter via either dropped curb & get to your parking space, you will have to pass over the neighbour's land.0 -
On the right of the first picture there is what is the front end of a vehicle, and next to that in front of the fence is no pavement and what appears to be a small access part of the road.
Something says to me, this has been fenced in and this would be your access to the parking space, not driving over the neighbours land.Debt free as of 7.20am on 31st December 2012.
