Need help working out monthly rent

I am letting a property out through an estate agent with full management costing 12% plus VAT each month. I have just been paid the second months rent of £353.60 which is different from the first month which was £393.60. Can someone tell me if this will be different every month or how this is worked out. Waiting on letting agent getting back to me but needing it explained. Monthly rental is £480 per month.

    Of course it shouldn't be different every month as normally the rent is calculated calender monthly and collected calendar monthly

    12% of £480 is £57.60 plus £11.52 VAT so I reckon you should have received £410.88

    Sounds like they've made up some nice fat fees to take off the collected rent.

    Letting fees.... fees for arranging safety checks.... they can conjure up all sorts of things.

    Ask your LA to send you a monthly invoice (I'm surprised they don't do this already) stating any and all costs for each month. Did you give the LA the authority to get repairs, certificates etc. done up to a certain cost without coming to you each time (check your contract with the LA)?
