    I just want to leave with my application fee, also since I'm wondering;

    1) On our successful 3rd party reference forms it all has the amount that we first applied for, on all paper work in fact, even from the agent. Surely any price change of the house is impossible since all this paperwork like a guarantor form/wage calculation slips would all be rendered useless/incorrect?

    2)The agent was pretty furious when he heard that I called the Landlord directly, so much so he started making up false laws that would effect our fee's but wouldn't site or email me any of them. I still haven't heard from them since. Should I be cataloging all these pressure tactic incidents down?

    basically they are useless and incorrect, through no fault of yours. these mistakes do happen on occasion, and any reputable LA would apologise and issue an immediate refund. Or offer to keep the details and find you alternate accomodation at no extra charge. - I will add that my last few applications for rentals have always had everything checked before i pay a penny, even from national chains.

    It wont hurt to catalogue your calls, but the best thing to do is send a notice before action letter, stating you are giving them 10 working days to return all the money, or you will beging court proceedings. You must do this, so send it first class with proof of postage. Notices are presumed served 2 days after postings.

    Alternatively you can bring in 2 copies of the letter to the agents, asking them to sign, and you sign both copies, these are then considered served on the day.

    I would go with option 1 personally. Either way though, i doubt the LA will take this to court and risk the extra costs.

    SNIP - I always make these too wordy. Boy is it hard to get Agent's to put anything into writing, even things they have written previously.. ugh.
