    Also, do not trust the sales staff of the builders. They will minimise the risks of the buying process to get a signature on paper.

    Yes there was a recent thread of a buyer being 'bounced' into using the developer's solicitor, failed to disclose all liabilities with the house, then they went back on the price when they couldn't exchange on a certain day etc. IIRC the buyer ended up losing big £££s
    I think I have my heart set on a new build 'forever' home

    There's a lot of folks who wouldn't go near a new built. Do your research on the reputation of the developer, what HA/shared ownership houses have been mandated on estate etc.
