Feeling forced to use EA's mortgage broker

    Thank you all for your advice. I have tried contacting the EA but they are not responding, so I have decided to write a letter to the vendor to explain, I hope this won't go against me in any way.
    Student loan - paid off in March 2014 :j Mortgage taken out in November 2013, £172,400 to go

    Keep it simple and short. Don't make it emotive in any way.

    EA just called me to say the vendors aren't bothered about who I am using for my mortgage and they would like to go ahead - woohoo! :j I am so happy!!

    Thank you everyone for taking your time to advise a very nervous first time buyer, I really appreciate it. :)

    Love it when people face down their bluster. Of course the vendors have never been asked, they aren't going to care which broker you use. Well done.

    Note how the agent's response has managed to be factually accurate despite the very high likelihood of them having lied through their teeth up until this point. If you are a detached observer you can almost admire the craft of it really.

    Vendor was most likely never spoken to.

    Agent made threats supposedly on behalf of vendor.

    Agent made threats that a cash buyer existed.

    Agent most likely was set to receive kickback from in-house broker.

    Agent decided to tell you who your vendor is using for a broker which is really none of your business.

    Yet at the end agent recovers it by saying, "Vendor does not care who you use." Because vendor never even knew any of this occurred.
  • Haha they tried this with me but for using there convayancer. They were basically trying to shove them down my throat. They offered that 1000 insentive rubbish aslong as i used there convayancer and broker. I have already had a meeting with there broker and i think i knew more about mortgages than her. They didnt half get in a hissy when i said i wasnt using either and said ooohhh vendor was hoping you would use there conyancer, so they could have a fast sale funnily enough my solicitor was on ball and they were ones holding things up.

    Hmmm, let me guess which EA this was... Connells? (They often refuse to pass offers on until you even speak to their advisor!)

    When you spoke to their advisor, did you give away financial information? I.e. Deposit size, income etc...

    If you did, then for future reference, NEVER reveal this info, as they use it to work out your top affordable offer then invent cash buyers just a bit below your maximum!

    No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)

    This type of thing annoys the life out of me. If I was you I would go back to the house this evening. Knock on the door and just ask them if this is the case with using the same mortgage people. I would have a bet that they probably look at you and say I don't know what you mean. Then I would ring the EA and say that you have spoken to the seller they know nothing of this and can you speak to the manager of the branch to put a formal complaint in against the person.
  • A friend (ex Estate Agent) told me that they used to make as much from referral fees, mortgages, solicitors, insurance etc, as they did on the sale itself which is why they are more concerned with just getting properties listed (and lying about the value) to start with. I just googled it and saw this article on Estate Agents tricks on housesellingadvice.com
