Borrowing 210k is a huge amount for a first mortgage, however you don't say where you live and also what your career prospects are like.0

You're considering doubling your cost of housing (rent vs mortgage), buying property that you will have to maintain, having a child and getting a car all at the same time. It is basically an insane proposition unless it is very clear that your finances cover it.
As you have found they either don't cover it or only just cover it as long as there are no unexpected problems, this is clear indication that you cannot have everything you want all at once.
You've done the right thing by working it all out. You know what the right answer is. Unfortunately.
