Leasehold Flats - how to find out information on lease? Also class 2 listed building.

Have seen a flat that we are interested in.

It is leasehold, with 999 years left on the lease. The estate agent can't tell us the terms of the lease (i.e. charges/ maintenance costs etc) as he doesn't have the info (repossession sale). I don't want to put an offer in without the full picture.

Is there any way of finding out this info? There are only two flats in the building - both for sale.

Any advice?

It is also a Class 2 Listed building. Most of the buildings in the town are, but will this be a pain?

    you could buy lease off Land reg, usually £25 or £30 depending on if they've got it electronic or not but it will probably be a varable service charge so there won't be a figure in the lease. probably just a percentage of the cost to upkeep building

    Normal charge is now £23.

    Make sure you go to landregistry.gov.uk not one of the other sites that gets a high listing when you search for "Land Registry", as they charge extra for providing exactly the same service!

    However unless you understand leases it it may not mean much to you without a solicitor's advice.

    Certainly it won't tell you the amount of the service charge.

    Try to find out the identity of the freeholder and the managing agent and then Google their names - in some cases you may find a lot of adverse comments and you might feel you would not to be involved with a flat owned/managed by them!
