Renting Agency - The Credit Check

Guys and girls, need some advice.

My girlfriend and I are going to be moving in together in a couple of months and we are looking for a place to rent.

I currently live with my best friend in there parents house and just pay rent to them.

Does anybody have any information on the type of credit checks that letting agencies do on possible tenants when they apply? Are they the same as for a loan for example? Or less stringent?

My credit Rating is 917 which I think is okay, but I have one payment on there that was defaulted about 2 years ago.

Im in full time work on over £30k a year and my girlfriend is on over £22k a year with a better credit score than me.

Do you think i'll need a guarantor?

Any info would be amazing.

    The credit check they do is just on public information so if you have a CCJ or been declared bankrupt. They are not (as far as I'm aware) able to see your credit file & individual accounts you have. They can do an employment check tho to make sure you have a job and can afford the rent.

    I wouldn't base anything on your credit rating tho as banks etc have their own criteria and it doesn't guarantee anything.

    If you need a guarantor or not depends on how much the rent is but i wouldnt think so with your combined salaries. Just make sure you do a proper budget to make sure its affordable. Hope that helps!
