Roof Tile

Hi can anyone help? Need to have a roof ridge tile replaced and have been quoted over £200 by two people to have it done. this seems excessive to me???

Does that include access equipment? According to the insurance manual used by Norwich Union, it cost £250 to replace 3 tiles.FREEDOM IS NOT FREE0

I assume it would include equipement, probably only a ladder need though as it's a mid-terrace property. It's really hard to tell whether you're getting ripped off or not isn't it!0 -
Well for safety reasons some form of scaffold should be used, have you enquired if the price includes this? if they are then thats why its so high.
Theres also the risk factor of working on a roof which requires you to pay a premium.
Are you insured? Because you might not have seen the ridge off untill after the next set of high winds....
Roof work will cost more than you think, for instence We did quite a bit of roof work after Christmas from wind damage. The insurence companys were telling our customers anything under £750 quote just get it done, these were jobs with a handful of tiles off....Ok we did not push to anywhere near that amount but it just gives you an example of how much roofers can earn at certain times.

Ladder and cat ladder should only be needed to replace a ridge tile.
Pay no more than £100 max imo,A thankyou is payment enough .0 -
I think you are getting quoted not just to have one ridge tile replaced that would be around £80, I think the quotes given are probably to replace one ridge tile but also repoint all the other ridges as well that would then justify the price.0

Can a clay roof tile be pulled out from under a batten and a new one pushed in from inside the roof in the loft?0 -
I was about to post a very similar thing - the wind has brought down one ridge tile on my roof and when my dad had a look he said there are another two or three that need re-pointing or replacing and the cover on the down pipe needs fixing. I got a quote on Mates Rates for £120 for labour only, materials extra, with my dad helping to save on paying another bloke as there needs to be two people to do the job. I also got an estimate from an established local roofing firm for £150-£200 plus VAT materials included which I thought was reasonable but wanted to check with people who are in the know.
I considered the fact that you have to pay two wages for the hour or two they are there, plus costs like the insurance which I am sure is a lot cos it's a dangerous job, plus the materials and I am sure they have a minimum charge like a call out or something.
In addition to all that, I did get a ridiculous quote of £900 from one firm. :eek: The woman who phoned me was so embarrassed to tell me she didn't want to give me the figure, she kept saying it was too much and I should phone a 'one man band'. It was only when I reassured her I wasn't interested in a cow boy working on my roof that she would tell me.0 -

My understanding is that there's a waterproof membrane of some sort, maybe just felt, under the tiles and on top of the battens - I would not do it myself because you would be damaging the water-tightness of your roof and you may get water coming into the attic? I'd also expect to knock a few tiles off doing that since they are all overlapping one another.
Somebody who actually knows what they are talking about will probably give you a better answer!0 -

Nope. Think, You have for a roof:
wood to form roof.
Felt to cover wood for 1st line of defence.
Above felt as the 2nd line of defence tiles.
