survey report came up with smaller issues (going to cost around 2 to 3K?)

Thanks.. I've allocated money for the repairs already, but my only worry is, as I said in other replies, if my calculation's are wrong, it will end up differently..
But the only thing I'm worried about is "3" for the roof structure in survey report.. Let me do some more research and resolve that soon, Thanks every one for the reply.0 -
I have never yet seen a house described as "perfect".
If a house is deemed to need little, if any, work on it then it will be marketed with words such as "move straight into" or "immaculate". Even those words don't necessarily mean a house will be "perfect" - but there is some (small) chance that a house description using words like that might...just might...not need any work.
Otherwise, take it as read that it quite definitely will need some work of some description and the only question is just how much work is needed.
Absolutely the only houses I have ever viewed that look "perfect" to me are only 3 years old. Everything else (even if "modern era") has needed some work and its been necessary to go round mentally listing just how much work/likely cost on viewing. I've come up with a list about £18,000 long of work I will have to do on the "modern era" house I am currently buying and that got described as "well-maintained" and that doesn't include the conservatory or garage I might add at some point.
Most houses are indeed priced according to their condition. My buyer would have had to pay £17,000 more for my house if it had been "perfect" for instance rather than reasonably maintained for a Victorian house.0 -
How can you expect us to comment without knowing the problems.
rusty radiator? Unless you are blind (apologies if you are) you must have seen this when viewing.
And then you drip-feed vaguely a roof support problem.
Are there others? How serious? Could you have known of them from viewing?
Come on! Tell us what the report says in full, and we can comment on each problem!0
