    It's not illegal to market a property with a 2year old HR. What's incomplete about it?

    I thought they had at least one office in Scotland, last time I looked... EDIT according to s1homes, they're in Glasgow

    If it is legal for Express to be the agent then you need to change your solicitor to one who is prepared to engage with the sale.

    If it is not legal, then you need to get the vendor to engage with putting the right representation in place.
    You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'

    As far as I'm aware, there's nothing to prevent an English solicitor from carrying out the transaction - the difficulty is finding one with the knowledge to do so competently ...
