Where in London would you buy?

Hi all. A close friend of mine is looking to buy a studio/1bed flat. Max budget is £150k. Ideally in south west London as her family lives in Surrey. It could be a bit out of London if good transport links but not too expensive travel costs. She needs to commute as she works at Earls Court. Is this budget realistic and if so where would she be able to buy? The main requirement is that it a safe area. Any suggestions appreciated. Thanks in advance.

I can't see your friend finding a nice 1 bed flat for her budget of £150k in SW London, she would be hard pushed to find anything decent in any area of London, even the not so appealing boroughs.
At best her budget is going to get her an ex-council place if she wants 1 bedroom. Saying that she wants somewhere safe is again another stumbling block. All the nice, pretty safe areas tend to be more expensive.
The only SW area in London that I really know is Streatham & property there isn't particularly cheap because of it's good transport links.
What about Croydon? I don't know much about it, bar the main shopping area, but I believe it's quite an affordable area.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -
It's possible to get something for sure, but you can't be fussy. Does she really want to live in a dodgy studio in a crumbling council block with upcoming fees?
SW is expensive, but there are some things if you go into Acton etc. eg Acton Studio but the last of detail on that listing is worrying!
A bit over budget - but what about this:
Grampians. Much nicer area, but pretty tiny flat. You can get a 1 bed with small balcony in that building for just under £200k.
Otherwise - good luck! I'm sure there is more stuff further out, but those two are nearish to me, so that's my two penneth worth0 -
DS bought a 2 bed in SW19 (Colliers Wood) which is fairly nice with good transport links plus close to the more attractive and sought-after Wimbledon a couple of years back - but prices are around around £250k for a 2 bed and a quick search of RM shows no 1 beds or indeed anything for your friend's budget, unless you go a bit further out to Mitcham.......Mortgage-free for fourteen years!

You would have great difficulty particularly in south west London . Even in E17 , where I live , prices have shot up . A 1 bedroom flat is at least £175 K and often over 200 K unless the lease is below 80 years (to be avoided). You might get a studio here for under 150K0

She won't get anything "in London" or in a decent area for that price. As for safety: most of London is safe.
I would suggest she starts looking around East Croydon or Addiscombe. Addiscombe is particularly nice and it's only about three tram-tops from East Croydon station. The transport links from there are fanstastic. I think it's about 15 minutes to Victoria.0 -
A quick look on RM finds a choice of three studios in Isleworth in this price range
Location wise, that has to be about as good as it gets, without looking at the far edge of Zone 6.0 -
At that budget, you may get something OK in Sutton or Merton/Colliers Wood area.They deem him their worst enemy who tells them the truth. -- Plato0
