john charcol mortgage?

anyone heard of john charcol mortgages, have seen an article about them in the mirror and I need a self cert, right to acquire mortgage and they are offering all types of mortgages.

    I dont think they are whole of market and I BELIEVE they charge fees. Big firm of mortgage brokers in Manchester. There are probably plenty of others who could do a better job without charging you.

    Not all mortgage advisers are independent. Those that are, like John Charcol, offer you a truly unbiased view of the mortgage market, which covers over 4,000 mortgages from more than 100 lenders.

    Our independent status means that you can be confident that an adviser's recommendation will be the best solution for your needs. Other advisers or brokers may only be able to offer you a limited selection of mortgage options, or provide you with less flexibility in the way they are remunerated. We offer a professional, fully independent service, for which we are remunerated in a combination of ways:

    Client fee: Initial discussions with a John Charcol adviser are obligation free. When you choose to transact mortgage business through John Charcol, a fee may be charged. In the case of a regular mortgage application a fee of up to 1% of the sum borrowed may be charged. John Charcol receive a commission from the lender that your mortgage is arranged with and it is our usual practice to offset this fee by the amount of commission we expect to receive from the lender.

    John Charcol has a service for clients who may be experiencing difficulty obtaining a regular mortgage due to adverse credit issues. For arranging a credit impaired mortgage application a fee of up to 2% of the sum borrowed maybe charged. For more information about this service, please contact us for a copy of our Guide to Consolidating Loans.
    Booking fee: A booking fee, which is currently £75 is charged at application on all exclusive and semi-exclusive mortgage products.
    Commission from insurance companies: This is paid to John Charcol when a protection policy is arranged through us. The level of income we receive from insurance companies and lenders will be disclosed to you when a quotation is provided.
    During your discussions with an adviser, you will discuss and agree the level and type of remuneration that John Charcol should receive on successful completion. This is only payable if you choose to go ahead and arrange your mortgage with us. So importantly, you are free to meet an adviser for initial discussions on an obligation-free basis.

    i am a independent mortgage advisor i charge a fee upon completion of £400 be carfull some of these companys charge up to 3% of the loan amount what size deposit do ya have you will need a min of 10% to self cert BM solution also known as Birmingham Midshires offer out in 12 to 16 days you will need to use a broker for this

    you shouldn't need to be paying any fees, other than those to the lender.

  • I have a meeting with one of their reps on Thursday night. I have spoken to him on the phone and talked over figures etc and there has been no mention of fees (so far!). Out of the several brokers I have dealt with they seem to be the best.

    I'll update this thread on Thursday.

    Do you refund any proc fee
    Ps if you are a mortgage adviser could you use the advisers signature as per site rules
    I like to give people as many choices as possible to do what I want them to. (Milton H Erickson I think)

  • I went to see the broker last night. Very good. It is fee based.

    They have a standard fee of 1% less any income they get from the lender. So Halifax is 0.4% of the loan, IF is 1.7% of the loan. Then they base the their fee on the difference. We only paid 1/3rd of the overall difference. I'm happy with that and will only pay it on completion.

    I know I can goto a bank and get a free service but I've been there and done that before so wanted to try a different approach.
