First time buyers lost in flat-buying minefield

    Flats above shops may mean that lenders will reduce the loan amount you need for a mortgage, and certain types of shops are a no-no - ie takeaway, restaurant or hairdressers due to smells, noise, chemicals etc.

    I looked at both flats and terrace houses, and decided on a new build flat in the end.

    The terrace houses were fine, but had small bedrooms and no designated parking space (parking is already a problem in my area, and car ownership is on the increase, therefore I wouldn't buy anything that only had street parking). I also looked at some conversion flats, but found alot of them to be noisy, even the top floor ones.

    I wouldn't recommend buying a flat above a shop, and if the flat isn't top floor, then check the insulation and noise between the other flats.

    A new build flat is very dodgy territory if you're looking for capital gains. They perform worst against all other house types.
