Possible blacklisted address

Hi,

I'm new to the forums, and thought I'd sign up to benefit from your wealth of experience!

I'm a first time buyer, and if everything goes to plan should be exchanging contracts next week.
The flat I'm buying is a repossession (no wait, come back!) and although I've heard the horror stories, things seem to have gone relatively well so far.

Obviously the previous occupant has defaulted on their mortgage, so that got me wondering - who else do they owe money to?
My mum's a landloard and has had problems in the past whereby a tenant has done a runner, and the new tenant has been unable to apply for anything - credit cards, loans, mobile phone contracts, tv and internet packages - because the address has a history of bad credit.

Is this something I need to worry about?
Is there any way of finding out if this is the case, without the hit and miss approach of just waiting until I apply for something?
And if it is it the case, is there anything I can do to get the address de-blacklisted?

Thanks

It is people that are black listed, not addresses.

No. Credit records are linked to a person, not an address.

Lovely, that's what I thought. It's just the experiences of some of my mum's tenants that planted the seeds of doubt in my mind.

Although the above is true, you may receive letters to the previous occupant demanding money, oreven bailiffs at thedoor who donot know he's moved.

Best advice is to keep photocopies near the door to show them. Once they know, they'll go away:

    * your ID (passport etc
    * a utility bill in your name
    * your Land Registry Title (show date you purchased)

If anybody ever turns up (they won't) just tell them to foxtrot oscar and stop trespassing on your property- it's not your problem so don't worry about it.

If there's a court order - eg for council tax, they will turn up. AND if there's utilities owed, they may also turn up to put in prepaid meter.

You'd be best to put a notice on your door, stating that the previous occupant has now left, and it has recently been bought

So if I owe a zillion quid to someone I could put a note on the door saying I have moved and they will believe me ;)

or have them enter when you're out and install a prepaid meter, maybe take a look in your drawers....
