How accurate are surveyor's valuations?
Besides finding fault's how do they determine the value of a property,not the rebuild cost.

If it is just a mortgage valuation they will use comparables. It will be probably the most accurate you are going to get. They will err on the side of caution so that the lender is not risking their money if the property has to be repossessed. They will usually give the property a quick look but nothing as detailed as a homebuyer's report or full building survey.0
