Thanks Yorkie. I put break in inverted commas to try to show that the LL in question would be 'breaking out' himself personally, but the contract continues. Clearly I failed in this and your explanation clarifies the point.Remember Occam's Razor - the simplest explanation is usually the right one.

I was under the impression that room sharers have more limited rights - by nature their tenancies are more short term.
Your opening post said the fixed term was 9 months. Whether you consider that 'short term' is subjective opinion.
As for 'latitude'- if the tenants agree to 'give you latitude' and surrender their tenancy early, that is fine. But it is a matter for negotiation/agreement, not a right.0
