    Spoke to the agent just now and she will show me round this morning, but she had just got in and was 'logging into the system' and will call back in 10 minutes with a time.

    I'll give her until 10am.

    Edit: called back in 2 minutes and gave me a viewing time. Obviously persistence pays off.

    We turned up for the viewing and the estate agent spent his time talking to the people who viewed before us, who were developers.

    After they left the EA mentioned that these people had just bought another house with them.

    We made and offer but don't hold out much hope.

    That's negative thinking, but you must be keen on it to offer on a first viewing.

    Developers must make a profit, but you only have to make a home, so it's possible you may be willing to pay more than them.

    Just be careful to set limits and avoid entering a bidding war. ;)

    You should be able to beat a developer in price as Davesnave points out they will be looking for a clear profit margin on resale whereas your starting point can be the market value of the house once done up and work out the work required from there.

    Yes if the EA wants to sell it to a friend or a developer buddy.

    Go knock on the door and apologise for doing so but explain why and ask if you can make an appointment to view ASAP. They may even let you there & then.

    If no one home then leave a note and return phone number or say you'll come back following day at x o'clock.

    Don't try to shut out the EA as they'll get narky and the seller may get into trouble. So straight after you've made the appointment, let the EA know. They'll probably ignore it like they have the rest of your calls.

    Just think, the seller is paying for this astounding service from their EA.

    Edit - just read your updates about viewing. Yes sounds like they delayed so their developer buddy could get in.

    In my area of London most houses get sold after only 1 viewing, obviously it helps to have seen similar properties in the past.

    We actually offered the asking price as it was about right given the previous sold prices on the street as well as property prices in that area. I think it was priced realistically for a quick sale and it was perfect.
