    Afternoon all

In need of a little Elite advice.
I have reported to my letting agent today that I have a leak from underbath plumbing which has led water to come down the wall of room underneath. Obviously I am now worried about using bath and making it worse (well worse than I did yesterday). I am unable to take off bath panel as glued on so not able to put bowl under leak.

Now the part we disagree on is how long it is reasonable to wait for them to send out their plumber. I am worried about using bath and suggested the longest I can manage without a bath was 48 hours. I said if it went on longer than that then I would have to employ my own plumber and send in the bill.
Seeing the damage to the room below I think that is a reasonable length of time for someone to come out and make safe (ie remove panel and put bowl under).

Landlords letting agent says this is not long enough but will not tell me what length of time I should wait.
I reported the problem as soon as I noticed it which means I have kept up my part of tennancy. There is nothing to say how long I must wait for repair or even for someone to come out and look at it.

As you can imagine given the past problems from this landlady I am worried that she will not come at all.

are you having a bath, or a shower in a bath. I ask because a lot of leaks in this area are due to the shower water running between bath and wall. old mastic joints cause this.
