A bit of creative problem solving will get around the issue you're having with declaring your complaints.
Step 1. Place house on market
Step 2. Attend viewings with partner not present
Step 3. Segue conversation into "why are you selling?"
Step 4. Explain to prospective buyers that you love the house and love living here but your partner is a nightmare and gets very upset with the mobile mechanic, so much so they've filed a complaint about it and you just want your partner to be happy again so you're moving even though the mechanic doesn't bother you
Then when the complaints are declared during the selling process your buyers will think "oh yeah, that's the crazy partners complaint! Not a big deal!".
Magic.

We came round and viewed at certain times during the day early evening and weekends.
However as we weren't aware that there was a mobile mechanic, we didn't know what to look out for!!0 -

Are you misunderstanding your obligations here?
You do not have to inform the prospective purchaser of any hidden "problems" (unless they ask a specific question), only problems that escalate to "disputes".

Got an estate agent coming out today to value the property.
Basically, yes the vendor should have disclosed about the mobile mechanic 3 doors away, estate agent confirmed vendor should have so we might have a claim for non disclosure after all!!0 -
