Morning All,
Some advice please concerning brothers brand new house.
He bought a new house six months ago and has just been informed that the developer has to cut out existing cement to a depth of 40M then re-point the whole house because of defective cement, he is one of twenty plus that have this same fault.
He is worried that this may be a quick fix job by the developer, if the first 40m is defective the rest of the cement is surely?
My thinking is to get a surveyor in to inspect the fault, write a report with recommendations also oversee the work as it is carried out.
The developer is a well known national company, well a big company as far as I know.
These are big expensive houses too.

He was told that the cement is reacting with the face of the brick, I've been in the building game for forty years, never heard of this, mind I could be out of touch, could be poor mix of cement though?0

I would be concerned (presumably like you) that the builder is trying to 'paper over cracks' (quite literally, almost) which could still leave a significant issue (ie after the first 40mm).
I wouldn't know how you could check though - presumably you might need some kind of specialist to review the composition of the cement?0 -
One would have to think if the cement is iffy on the outside walls all the walls inside are suspect?0

I think I would be asking whoever gave that explanation for the reference sources and lab tests they used.
You might be out of touch and I might have little experience, but if it's a big builder they should be able deliver on this. Otherwise, it's just hearsay.
Class action if there are so many involved? Spreads the costs if the legal eagles need to be summoned.
