Have I already got a EPC certificate?

An estate agent managing my property (i.e. being let out by them) says I need to pay £70+ for a EPC check/certificate. The thing is, I am not sure if this has already been done as my father had the house on sale less than a year ago via another estate agent.

Can the EPC status it be checked online?

Would the previous estate agent (i.e. selling the property for my father) have needed an EPC check done being advertising it? Or is it possible that as the property did not sell or have any viewings that no EPC check was carried out/needed at that stage?

    Its asking for a reference number which I havent got.

    Game over I guess.

    I'll have to contact the old estate agent and see if they have the old reference number.

    You can search by address/postcode - check the menu. Infact you can search on anyone's address and have a good old nose at their EPC too!

    i used this to check my place as landlord never supplied it after we ask for the results to the inspection done recently. we are a very low E with a few point away from being a F and potential of a B though recommending £2k cost in correct insulation and heating i cant see the landlord doing it which is a shame as it have the potential of saving £2k over 3 years for the bill payer

    Thanks for that, I just had a look, as I've just had a report done on a house I'm sellling and the EA didn't forward it onto me - despite the fact that I've paid for it.

    It does make me laugh, they give you a rating, but then say this;

    On the walls, roof and floor, they make an assumption of no insulation and then rate the property. How can that be accurate?

    EPC's are not accurate.

    They are lip-service to EU regulations. They are pretty meaningless.

    If I was a buyer I wouldn't even look at it. I'd do my own (common sense)investigations (how hard is it toput your head in the attic, and who cares about energy-saving bulbs which can be bought whenyou buy?).

    Plus rely on my surveyor to tell me if the walls were cavity-wall or not, insulated or not.

    I have found EPCs for houses that have not yet been built! :shocked:

    Seems like the builders get EPCs issued for all same type plots on a new development as soon as the first one of the type is up!

    and don't you just love the helpful way they tell you that if you installed solar panels your efficiency rating could be raised.....
