    It strikes me your uncle has got himself in a financial mess.

    If the property is really worth £200k, he would be wise to sell for that price. It's all well & admiral trying to help out family, but if your not in a posiition too, you're not in a position to.

    So his son either needs to come up with £200k (or perhaps £195k allowing for estate agents fees that could probably be avoided) or look for a property within his budget.

    Yes I think he will wait till the son can raise some more deposit and then sell it to him, issue is son cannot get a mortgage more then £150k, thanks for your adivce.

    Uncle sells property for near market value, paying such charges, then gives remaining money to his son to buy elsewhere with a bigger deposit put down..
