    Personally I think careful selection of tenants is better. I have two dogs. If they damage anything I replace it. I clean with special cleaners (including the carpet) because I can't stand doggy smells. I hoover regularly (with a hoover that removes hairs), provide my own furniture and spring clean regularly.

    I'd advise looking for very clear references.

    I have no intention of losing my deposit because of the dogs if I can prevent it. It takes a lot of extra work to look after the house I rent compared to pre dog times.., but its just what you have to do.
  • My friend has a property and her agent takes a deposit and £150 PET BOND for pet related damages, seems to work well for them. Its a chance with any tenant you take, with or without pets

    I would (and do), especially if it is a run of the mill house and nothing hugely valuable, plus no white carpets etc.

    You just have to vet people well and trust gut instinct or your letting agent does, make sure you have a decent one who knows what he/she is doing.

    I would vet people as well, but you'll never know...until they move in.

    Same with kids as well, and anything really.

    I have two pretty well behaved dogs, they don't bark unless the door goes, but I could be lying, It's one of those things.

    Ugh, I'm dreading this. I have cats - and have very, very little choice over the property I need due to disabilities. It took ages to find the right place for me, and was so relieved when they allowed my cats.

    If they ever need to sell, I absolutely dread finding both something that meets my physical needs and allows pets. I would be happy to pay £200 deposite for my cats (not each!) but anything more I couldn't really get together and would struggle, due to living on a small, fixed income.

    So, I think pet owners would appreciate you allowing them - but please don't load the deposit too much. £150 - £200 seems fair.

    As a cat person, I would take great offence to only having the choice of a property that wasnt clean, dirty carpets, nasty furniture etc etc
    I am very particular and why would I allow my cats to mess up my house.
    We rent a house and were asked to pay £300 extra deposit, I understood this to be for any damage and to have all carpets professionally cleaned with appropriate cleaner that would kill fleas, all animals have fleas at some stage but if theyve been de-flead the fleas dont live off them.
    Ive never seen any properties or landlords asking for extra deposits if children are going to live there, and there are some very destructive children.
    Im very aware that LLs may charge a higher deposit, but the lists for donts for some properties get longer and longer.
  • There are already pet specific vacuums that clean perfectly. I can show you the best stick vacuum for pet hair that does great job, it's light,cordless and bagless :)

    with my recent experiences of rentals if i was ever to look for a new rental property i would look to avoid any landlord with a no pets policy regardless if i had any pets or not. The reason being any landlord that is unwilling to even consider making a very common and reasonable allowance for a tenant prior to signing a tenancy is even less likely to make further allowances after it is signed
