    Thanks for all your replies.

    Just a quick update. We have spoken at length with our underwriter and our surveyor, and basically it is the surveyors decision to recommend the property for a mortgage. He has advised us what he wants to see from the removal and insurance backed guarantees etc, then once he has seen everything he will recommend the mortgage.

    However things have ground to a complete halt with the vendor. He is refusing to provide the full report that he had done, obviously he is hiding something. We have passed on all information about what the surveyor wants but he is seeming to ignore it and wants to go for the cheapest way to control the knotweed, which will not remove it. After seeming to be very keen to do whatever it took to get this sorted so he could sell, he is now not communicating with us at all. So frustrating. We have told them we are looking at other properties as we need to keep our options open as they are taking so long, but haven't even had a response to that. Sorry for the long post, needed to get that off my chest!

    what a run around!!!
    maybe its for the best ,you know..it sounds like he has thought maybe he's best to not sell to you, then once you go away, slash and burn the knotweed so the next poor sucker can't see it until its too late, hence saving him money! ???
    Otherwise why wouldn't he follow through on his word, and pay for the backed scheme???
    hopefully you find something else even better shortly!

    But in the interests of justice the house could be sold and laidbacklou could speak with the new owners next year. The question to ask would be if the vendor declared the knotweed. If not then the new purchasers could go after him.
