Does disconnection of gas fire need safety certificate?

Hello,

Are there any gas/heating engineers on here who can confirm that a disconnection of a gas fire wouldn't need a safety certificate to be issued?

We had one disconnected a few years ago and didn't get one, I spoke to the man today and he said it was because disconnections don't require a certificate, only installations of gas appliances do.

We just need to be sure this is the case as are in the process of selling our house.

If anyone can find a relevant/official google link I would be grateful as had no success myself.

    If the gas installation wasnt sound i think you'd know it by now;)

    Landlords are the only ones legally obliged to supply a LGSC these days:)

    But it does need doing properly and the end of the disconnected gas pipe securely plugged off and the whole tested for gas tightness before it is left. Can you guarantee this was done ?

    House buying really is a case of caveat emptor and any buyer should satisfy themselves as to the suitability and safety of any house they are buying.

    From a legal point of view I think all you need to do is to honestly describe the property and to answer any questions that a buyer ask. Solicitors normally produce a long list of such questions.

    From a moral point of view you may wish to advise any purchaser about the capped off fire if it is not obvious. In your shoes I would only do that after the sale is completed.

    Raising the issue beforehand may raise unnecessary doubts in a prospective buyer.

    There have been no problems in the several years since the work was done. It is highly unlikely therefore that there is any risk other than the very slight risk present with all gas supplies, capped off or otherwise. Gas and electricity are never 100% safe but your house is probably as safe as any other.
