House survey report, please comment!

Hi,
I am buying a house and the survey is done recently. Me & my wife quite like the house and Zoopla estimate is 170k and we negotiate to 155k. Also the valuation of house is same as of agreed price that means we are paying the right price. Although surveyer has recommended this property for mortgage purpose but the comments from him are quite confusing and I need help to decide if it will cause any problem:
Please help to decide if these are normal in 40 year old house? Does these things effect the resale of house? Should I go for it or not?
The survery comments are as follows:
1. This mid terraced bunglow is unusual. The bunglow has been extended to the rear by virtue of a further bedroom and also conservatory. Ensure all such work have had statutory approval and completion certificates are available.
2. Please not that the flat roofs will have a limited life. Some attention is required to the gables and fillers to the main roof. Check valleys and other concealed areas. Overhaul the chimney stack, clean and overhaul rainwater goods.
3. Some repointing necessary externally. There is a slight crack at the junction of the abutment of the front of the lounge extension to the property. This should be repointed.
4. Ensure plastic framed windows and doors have been fitted with statutory approval. Some abutment cracks were evident where extensions and alterations have been conducted and these should be repointed.
5. In roof void increase insulation and ventilation.
6. Check all services prior to purchase for safety, durability and serviceability.
7. Artex was evident internally. This is a popular decorative material but early forms of artex can contain asbestos. If this is to be removed in due course it may have to be done so under controlled condtions.
8. Within the garage upgrade fire safety between the garage and living accomodation. To the walls repoint the brickwork and improve the same.
9. Although limited, overhaul external joinery and decoration. Some general attention to detail is required throughout.
10. Asbestos cement products were located externally which will necessitate overhaul in due course under controlled conditions. The outbuilding has an asbestos roof, please see earlier and general attention to detail is required.
11. We have not inspected woodwork or other parts of the structure which are covered, unexposed or inaccessible and floors were covered; we are therefor unable to report that such parts of the property are free from rot, beetle or other defects.
12. The property is in an area known to suffer from radon gas emissions and the applicant may wish to make further enquiries in this respect.

All of those things are pretty normal. In any house, regardless of age, there will inevitably be some repair or maintenance required at some point in the future.. The surveyor has helpfully outlined some of them for you but not a single one of them would be a deal-breaker if I liked the house and thought I was getting it for a fair price.0

I agree there is nothing that worrying in that report! My last survey on a house it had dry rot!
The information about Asbestos is helpful so you know that you will need to get a qualified firm in if you need to do any work relating to the affected areas.0 -
