Just to answer a few things... Yes I missed the point 2: off.... Writing it on my phone lol.
Also the agent have put in the contract that there is a exit fee of £75+ VAT to check the place is in a good condition and so on.
My landlord manage s and the agent was a finder and deals with the contract and paper work.
I have check so much now I am confident that I d will agree with the LL that it will go onto the rolling periodic TEN and then get him to call the DPS and let them know.
I will send a letter back to the agent saying that I am going with the rolling contract and if they come back to me I will tell them the details.
I did ask the other day if I could go on top a an auto contract but they said that they don't do this. (A cheeky little lie) not too sure but by law I don't think there is nothing they can do.
The exit fee is £75+VAT at the moment but they said it changes every year so I wouldn't be surprised if that's how they try to get some more money out of me. They did use another company to do the check in and check out which the LL paid for the check in and I have to pay for the check out.0 -
Ignore the LA, they can not charge you for a "exit" fee what ever that is. It sounds as if the contract the LL has with the LA is tenant find only.
Do you contact the LL if you have problems or the LA? if it is the LL then it is a Let Only. The agency has no further input with the tenant. Did it say anything about exit fees in your contract? Even if it did, this is a unenforceable clause.
If you have agreed with your LL to go to periodic then that's all you need to do, just ignore the agents, if they persist then speak to your LLThis is my opinion, a little knowledge from experience.0 -

The LL manages the flat although the rent is paid to the agent and they then deal with the paperwork.
Any repairs or problems we go to the LL.
They said that the exit fee cover the inventory and other checks. This year it's £756+VAT but they said it can change each year. They told me that this is due to the fact I could stay in the flat for 10 years and then the £75+ VAT might not cover the costs so this will change depending when we move out.0
