Dream House! Will we get it??

Hi!
New member here stressing out, after some advice please! :eek:
Me and my fiance have found our dream house (to rent) and have paid the tenant fees to the lettings agent. We now have an agonising wait to see if we can get the house.
I will try to explain in full why its agonising, I apologise in advance as its long winded but I though it would help for people to fully understand where were at:-
Negatives
• We both have poor credit with 2 CCJs (joint) on from 3 & 5 years ago and a total of £6k debt between us, our scores are both 150-200 according to credit agencies.
• I’m self employed and don’t bank my cash as it goes towards our wedding (which is next month) and living costs.
• Its pretty much double our rent now, were going from £410-£800.
• Our 3 month bank statements show bank charges.
• We are young 25 & 27, with a 3 year old and 6 year old.
• The house is about 12 months old, very clean (I’m not sure if the above point about kids would affect any of this)
Positives
• We have no defaults for at least the last 2 years, finished paying the wedding.
• We have current credit getting paid, with one car finance debt getting paid off quicker than agreed (paid £4.5k this year instead of the agreed £2.5k)
• Our salaries are increasing year by year, my partner is in a full time role and put that his salary is £29k but has provided proof that he earnt £35k last year and £15k already this (so £45 OTE) I earnt £10k last year and am looking at £25k this, I have an accountant and the owner of the shop willing to act as a reference for this.
• We now look as though we will earn £65k this year compared to £45k last year and £20k when we moved into the last property.
• We work locally, have family locally and school locally.
• We provided full proof of my fianc!s pay for last year, so far this year.
• We have good employment reference, landlord reference and have never missed our rent in our current house (we’ve been here 2 years) and have provided proof of this.
• Our bank statement show that we had enough money in the bank to pay the rent and bond, we also paid the tenants fees straight away.
We are also the only ones applying for the house which has been up for rent for 2 months
I know the company credit checked us on Friday as its on my credit file, since then they asked for the landlords contact details whilst saying the application is progressing well, but I’m not to trusting so I don’t know if there just saying its going well to keep us happy??
Obviously this is our dream house and really really want it, but my partner thinks its only a 50/50 chance.
Do any of you guys think we will get it? Or think that we wont? I’m just looking for opinions as I don’t know what to think. Obviously would be great to get feedback from letting agents, landlords, tenants who have been in similar situations or anyone who feel they have an opinion.

I'll be honest we didn't, its not that we avoided it but we filled an online application in and literally paid the fee straight after our viewing, so it happened so fast and then we thought about it
My fella did mention that our income has tripled in the last 2 years and we are now in a position to look for a bigger house in a better area though?0 -
Quick update, its looking good I think! They said they can tell we can definitely afford the rent.
Both employers have been contacted and we have explained the CCJs so just a wait for the landlord to look at the application and have the final say I think.0 -
I called the current landlord to chase up the reference and he wants to come and look around the property before giving a reference, as he says due to the questions asked on the form he will need to look around which isn't a problem.
What is a problem is that I contacted the landlord to chase the reference and he didn't seem in any rush to contact me regarding the visit, when I asked when hes coming he said hed check his diary and get back to me tomorrow. Now what I think he is doing os trying to delay viewing the property until after next Weds as we will incur another months rent costs! He said he knows im a good payer and my tenant conduct has never been an issue. Do you think hes having me on?
Does anyone know how important the current landlords reference is? I've sent statements of my rent to the new letting agency and they have absolutely everything else so basically my my current landlord is causing a delay!!

Sounds as if you might be right about your landlord - he obviously does not want to lose you as a tennant and to have to look for a new tennant once your gone, if he doesn't find a tennant then he may well lose a month or two's rent.Looking forward to the day I have nothing left to list on eBay0

It turned out it was the new letting agency as when I contacted them explaining the the difficulty of getting my landlady here and that I wanted to know by Friday 5pm, they was going to send one of there agents out, but the landlady visited the property in the end and was happy with what she saw.
But then the new agency still wanted there guy to come have a look bit I explained that I wasn't comfortable with that and I had to work, I mean who will they send next Kim and Aggi? They then said they'd speak to there agent who was going to come and see if it was ok which it was so by 12pm today they had all references and everything and was contacting the new landlord but I've heard nothing so looks like a wait until next week now, despite my insistence of trying to get it done today but no call to advise itl be Monday or anything!
Also since we put our application in and paid our fees they have updated the advert to mention no pets after informing us after we paid our fees (we have a small puppy that we will need to re home) I was hoping they would of taken the advert off, not updated it!
I cant help feeling we are getting strung along, or am I just being stressed and paranoid?? Opinions welcome....0 -
