We purchased a property back in March and the sellers decided they would downsize to a 2 bedroom apartment with no chain - it seemed a relatively simple transaction, we were going to rent out our property out so it was a hopefully straightforward 2 chain situation. Also, to say 'there is no chance of it being removed in time to exchange' is a non-sequitur..... it was always the case that you cannot set a date for exchange until the paperwork is completed. You can have a proposed date, or a date you are aiming for, but you can't fix a date until everything is in place. Even then the date for exchange is not a contractual obligation.

In any event as Thrugelmir points out there is no relationship whatsoever between you and the people at the top of the chain. They have not made any misrespresentation to you - they have, in fact, not made any representations to you.
