Housemate allowed to stay after contract ended and ruined house!

It might be worth talking to a lawyer as the damage happened after you left and after the contract was completed. I left a house and the landlord refused to do an inspection until several weeks after we moved out. A friend who was a property lawyer said that he would not be able to keep any of our deposit as it would be impossible to prove that the damage didn't occur after we left. Fortunately for us the landlord returned our deposit in full after his inspection so we didn't investigate this any further.

Thanks so much for all the advice guys! I have emailed the letting agent again, and its gone a little quite with no reply for a few days from them. Regarding a deposit, I never paid a deposit, all they asked for was an admin fee at the start of the contract. RE: independent inventory clerk, there was nothing like this! I did contact them about this and they informed me that the first person they gave keys to were the person who got the sheet with which items was in each room. Sadly, this person who was first in was also this 'nightmare' housemate who stayed the extra days! thanks again and lets hope that this silence from the letting agent is a good thing!
