Retaining freehold?

Hi,
I am thinking of selling my property. I own the freehold for the building and there is no leasehold for my flat. There is a leaseholder in the flat upstairs with 76 years left on his mortgage.
I am tied into a certain mortgage provider due to having a freehold flat.
I am planning on drawing up a lease for my flat to make it more attractive to lenders and buyers with a long lease.
Do I:
* Sell the flat leaseholder with the freehold
* Retain the freehold and sell the flat as leasehold
What would be the benefits of me retaining the freehold?
