Hi, looking to sell my house but don't want to pay the 1% fee that most estate agents charge. Just wondering if anyone has heard of emoov and if they're reliable/any good? Kind of worried it is a scam but there are quite a few positive reviews about them over the Internet

I had my property on the market and only had 1 viewing booked through them and this person cancelled after the appointment time. I'm not sure if it was genuine. Sold within 5 weeks of being on with a high street agent.
Emoov seemed okay but it didn't work for me. My eventual FTB was looking in local agents rather than just online.
I however would consider a property with an online agent. It might depend on your target market!0 -
Did they take pics of ur rooms and house? Was the pics any good? What was the agent like? I am considering going with them because its so much cheaper but worried it might be a scam!! Lol0

I've just been forwarded details of a house in my area being marketed by emoov & noticed the lack of photographs & very poor description of the property. Now I'm not sure if this is down to the vendor or emoov, but if it had been the kind of place I'd been looking for, it certainly wouldn't have encouraged me in any way to want to view it.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -

It wasn't a scam but it just didn't get me a buyer. Not even 1 viewer! I took the £99 upfront option with £1000 due if it sold through them. They sent an independent photographer and he also did my EPC but privately - not at the Emoov price!0

We went with emoov for 3 months and had no viewings whatsoever. All I kept getting told off them is that it's the price that dictates the market and even when I reduced my house by 10k I still had nothing. I found them to be pushy and rude.
I went with a local EA got viewings the next day and received an offer within a week.
It might work for some but didn't work for us and wasting £500 with them.0 -
We opted to use emoov as we are trying to keep our move costs as low as possible. Having encountered a number of local estate agents I felt certain I could do a better job than them. I thought the only thing they offered that I could not do myself was the listing for my property on Rightmove.
I think the big question is what service do you want from your estate agent? I live close to a hospital and know that my house will be of interest to young professionals, who are computer literate and be using rightmove to find their house. I didn't see value in printed leaflets and photos in windows.
We decided to take the risk and pay the full fee to Emoov upfront- thus reducing all of their incentive to sell our house. But hey- I planned to do that part myself.
I used Zoopla, Land Registry and my own research to decide my asking price, actually we did have some real estate agents value it in the spring so I knew what price i was aiming for. Emoov will not help you with your asking price, so if this is part of the service you want from your estate agent- they are not for you.
They sent their guy round with a camera to do pictures of the house. Here's the thing, I am pretty into my photography and had read up on how to take pics to sell houses, I planned to let him take his and then insist on using mine which i thought would be better. BUT, his pictures were good. I was happy with the result. They were way above the average. He also did the EPC. Fine.They did not write the description of the house- that was all left to me, hardly onerous I copied the description from the brochure when it was sold to us.He did draw up the floorplan with dimensions.(Obviously they have different people they use all over the country so this part of the service may not be consistent- although he did say Emoov were strict on the photography...)
Emoov then sent me a proof of the rightmove ad for me to check, it went back and forth a few times with me asking to remove certain pictures or alter the words. Saturday morning it went live on Rightmove. Then the phone rang, i had 2 viewings that very afternoon.
You have to do the viewings yourself (or you could get a trusted friend)- this was my favourite part. If you think about it, the owner is the logical person to show the house as you can answer all the questions there and then. The two viewers were really complimentary as they left and said how nice it was to have the personal touch and all the details.If you don't think you would like to do this part, an online agent is probably not for you.
We also had some viewings booked in for the Monday but I didn't need those because on Sunday i awoke to an email in my inbox, the first viewers made an offer within spitting distance of the asking price and we accepted.
It didn't really come up but, as with setting the price, i wouldn't expect much support from Emoov with negotiations.
Since then things went swimmingly for a while, then our buyer slowed down so I have been a bit in contact with them asking them to prod him a bit. They generally get back to me within 24 hours of me sending an email, usually they call me and give me an update. You don't get a named person to contact(you always email the Emoov team) but there's a nice woman and a nice man and it always seems to be one or the other that calls.
So what's the point of this story? It really depends on what service you want. I felt that everything you pay for with a regular estate agent, I could do as well or better myself, I also think they are a rip off. Some of our local agents don't answer the phone at lunchtime, some don't return your calls, one of them took us to view a house and simply sat on the stairs rubbing her feet while we looked round- someone was paying her thousands for that 'service'.
I do think there's a lot of propaganda from that industry- it's in their interests to claim exclusivity over pricing knowledge, marketing, negotiations, dealing with tricky conveyancing matters. I don't buy it.
Emoov will not sell your house, but if you are prepared to do that yourself they will do the bits you can't.0 -

As it is, over 50% of your contribution thus far is effusive praise of the company, and on the face of it, it looks as though your sole reason for coming here was to praise and promote them.
