Hope you have considered how unpopular you will become with all the neighbours who don't want a large house overlooking their gardens and so will object to the plans.
Would you pass up on the chance to lose 30K just so you could stay friends with the neighbours?
Someone who owns a house down my street built another in his garden, most people objected but planning permission was granted. No one holds it against our neighbour I still speak to him he has made his self a fair bit of money, do I hold it against him no (just wish I owned his house so I could have done the same)0 -
Thankfully, the only neighbours affected will be the ones, like me, in the fortunate position to sell off what is in effect wasteland.
The value of our home will apparently remain the same or even increase by not having such a burden of an awkward shaped garden and the house will be far enough away from ours to only just be visible.
So as far as I can see it is a win win situation.0
