Does the buyer know you're getting the report done?
If it was me and they didn't, I'd leave it up to them to approach it.

I'd personally forget it, and hope in the rush he didn't ask about it.
However, just bear in mind that, if someone stands up in the bath full of bubbly Radox salts, on their tippie-toes, reaches up to full height (or uses a metal step-ladder), and takes out the lens, and sticks their fingers in the light socket, and the RCD fails, and they are killed from the shock....

I rather rashly agreed that I would do the ECR for them as a goodwill gesture to speed up the process; but now I'm kicking myself. I haven't told them when it was being done.
I'm thinking of not mentioning it unless/until asked and then I'll say that I'm not prepared to get the report done until after contracts are exchanged, as it's not a legal requirement. Then I'll hand it over and see what they say. Then at least I'm in a better position to fend off any haggling over price surely?0 -
If they do ask, you quickly get the lights changed and get that same electrician to update the report for a lesser fee.... BTW have you asked him how much to fix the lighting problem and write a clean report?0

No I haven't asked how much for a clean report - I'm hoping I don't have to pay the full whack again. Does anyone know what sparkies normally charge in this type of situation???
He found several other minor faults that need doing at some point, so the report would still show those, as I'm definitely not paying for things that may need doing in the future.0
