Home buyers survey or a full building survey....?

Options
Hi

I'm buying a property and (as you should) I'm getting a survey on the property

I've been calling around and various companies have offered a "home buyers survey" or a "full building survey"

There are a couple of small cracks but nothing major. House was built in the 1960s and isn't in a known subsidence area

Any thoughts!? The companies weren't exactly very clear on the differences and obviously pushed for the more expensive one!

    The guide below should help.

Bear in mind that unless issues have been specifically addressed eg rewried in 2004 and certificate provided or full service historyfor the boiler, you should add tests for the drains, electrics and plumbing and heating hot water systems which may need specific attention by a tradesman.
Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.
