Legal fees estimate for buying and selling

Hi,

Making the plunge and putting our place on the market this weekend but just wanted to check if the legal quote we got is a fair price (first time seller).

We're selling a 2 bed flat (£180k) and buying a 3 bed house (£300k). The quote we got is £2250 including all the searches and payment transfer fees etc. and obviously stamp duty on top. Does this seem reasonable to people who have completed recently (we're in surrey)?

Also, I remember reading on here once about specific estate agent terminology when signing the contract - one meant they have the right to a fee for x months the other meant they get rights to the commission indefinitely if you sell. Can anyone help clarify for me?

  • My fees were £1,200 for buying a leasehold flat (including all searches and freeholder notification)
  • We are in a similar possition to you and in Hants and your quote is almost exactly the same as ours however the fees for selling and buying are both £700 instead of one being lower and one higher like yours.
